First, our ideal after-repair wholesale house will have a resale value of at least $80,000. We won’t reject a lesser valued house right off; we’ll want to look at it and weigh all the variables, but more often than not under $80,000 won’t work for us. It just won’t generate enough profit.
Basic Single Family Unit
Next, we prefer homes built after 1950, the newer the better, with three bedrooms and a basement, and similar to most other homes in the neighborhood. Again, these are general guidelines and not necessarily deal-killers, but homes with a common look with three bedrooms and/or a basement are popular and easy to move. We like them.
No Multiple Listing Service
And finally, the home cannot already be listed with the Multiple Listing Service. Why? Generally speaking, homes listed on MLS by real estate wholesalers are overpriced and not attractive to us. Homes listed by the homeowner are a different species, however, and might very well meet our criteria.

In order to begin, we need the details of your property. We need the home’s address and square footage, the number of bedrooms, bathrooms, rooms total, details regarding the garage, and of course photographs. The photos should include front and back shots, photos of the sides of the house and the yard, and a few neighborhood street shots. We will also need photos of every room, preferably from multiple angles, the garage, and clear shots of the air conditioning unit, the hot water heater, the electric panel, and the electric meter.
